Our average build time from groundbreaking to closing is six months. However, this timeline can be affected by weather, material delays, homeowner availability, trade schedules and the complexity of a new build, to name a few. We are careful to keep our homeowners fully informed of any changes in the construction timeline.
With a semi-custom home, you’ll choose from our selection of popular floor plans. You can add options such as a finished basement and make changes such as expanding a room. You can also choose interior finishes such as cabinets and countertops. A semi-custom home is perfect if you want to select certain features of your home but don’t want to make every decision during the building process.
With a custom home, you have complete control over what your home will look like. It will be designed to your specifications and completely unique. Custom homes are great for buyers who know just what they want and enjoy participating in the decision-making process.
Gateway currently offers a selection of 18 floor plans that previous homebuyers have found most appealing. We can also work from an existing plan or design a fully custom plan.

Yes, we will build on private lots and land within proximity to other projects we are working on. If you do not currently own land, our sales team can guide you through the steps of finding, purchasing and preparing land to build on. Each project may differ slightly in the construction process due to location and inspections.
There are hundreds of variables that influence the cost of a new build. Because of this, we cannot state a set price per square foot. Instead, we will work closely with you to help you get the most value within your budget.

No. Unlike some building companies that require you to get a construction loan and later convert it to a mortgage, Gateway simplifies the process by carrying the construction loan. You only need a loan to buy the house upon completion. Learn more about financing a new home.

You can request non-urgent warranty service by submitting a warranty request form. We have a full-time warranty manager on staff to resolve any issue. We also offer 24-hour warranty service in cases of emergency.
