6 Considerations to Choose the Perfect Lot for a Home

Are you preparing to build a new home? One of the most important decisions to be made comes even before designing the floor plan: choosing the right lot! Your lot selection will heavily influence the design of a new build, the construction process and, ultimately, how much you enjoy living in your home. In this blog, we are examining the crucial features to consider when choosing the best lot for a new construction home.

Features to Keep in Mind

Location

The oft-repeated mantra of the real estate industry is “location, location, location,” and lots aren’t an exception — meaning that where a lot is located will heavily impact its overall worth and appeal. It’s not just about how others perceive its value, however.

When you are shopping for land, think about how it might complement your lifestyle. If you commute, is it a reasonable distance from work? If you have children, is it located within a desirable school district? Are there preferred amenities available like shopping and recreation? Is there an HOA that controls certain aspects of homeownership? What future development is planned in the area that might have an impact on property value? Will there be new schools, shopping centers or highways nearby?

Lot Size & Orientation

The size of your lot determines the type of home you can build and how much yard space will be available. For example, a very narrow lot may not be able to accommodate a home with a three-car garage, which is often a must-have for Wyoming homebuyers. If you’re dreaming of a garden, an outdoor living area or a future expansion, make sure the lot can accommodate the vision.

Additionally, pay attention to the direction a lot faces. A south-facing home receives more sunlight throughout the day, which can reduce energy consumption, make your home feel warm and inviting, and help with snowmelt in the winter.

Note that most communities require setbacks, which means how far or “set back” a home must be from the property lines. An experienced builder can help you to determine the ideal size and location of your home based on the shape of the lot and applicable setback requirements.

Terrain & Topography

Is the lot sloped or flat? A flat lot is easier to build on because it offers a surface that requires minimal grading, dirtwork and foundation work, which can lead to lower new build construction costs. On the other hand, a sloped lot could be very desirable if you want a walk-out basement. How the land is situated will also impact important factors like drainage. If you are building on a hill, a walk-out basement will work well. But if you’re building in a flood plain, you could be left with a flooded basement and expensive property damage.

Views

A stunning view can add huge appeal so make sure you maximize it when you build (or avoid what may not be so beautiful to look at). When examining a potential lot, look at the surrounding homes and lots. Are there open spaces, greenways or potential eyesores to consider?

Community Amenities

Many neighborhoods, including the communities where Gateway builds, offer excellent amenities such as walking trails, parks and community activities. Choosing a lot that backs to green space or another community amenity can add significant convenience and value to your lifestyle.

Budget

Premium lots offer extra benefits, such as views, more acreage or a corner location. Determine how much you can spend on a lot early in the process and ensure you understand how lot pricing varies in each neighborhood based on size, location and features.
